Real Estate Investing
FRANJOMAS, Inc. has capitalized on current market conditions and provides value to the community. Our company has strategic partnerships with other organizations investing in Apartment Buildings and Multi Family Units in target markets with a minimum annual growth of 8.7%. In addition, our company and its’ partners invest in distressed and REO properties by providing much needed renovation to dilapidated and distressed homes in targeted neighborhoods. This both reduces REO inventory while helping to improve local housing values.
Our Investment Group’s Apartment Buildings have a minimum of an 8% CAP Rate with on site management. These properties initially fit the classic definition of a Class B or Class C asset; however, through vision, strategic planning, and improvements, our company and its partners were able to return these investment properties to the definition of Class A status. All of these properties were previously owned by Motivated Sellers willing to consider creative financing techniques.
Our acquisitions of distressed, residential assets are obtained with the foresight of employing like-minded practical techniques and utilizing the appropriate entry and exit strategies. The what and how of our implementation is with the ultimate objective to capitalize on these investments while simultaneously providing added value to both prospective tenants and buyers as well as to the community.
Our Investment Group strongly believes diversification is the key to minimizing risk without compromising ethics, integrity, and our desired return on investment. We achieve these objectives by acquiring mismanaged income producing commercial assets that provide consistency when properly stabilized. Our capitalization on today’s window of opportunity by acquiring deeply discounted residential properties provides a balanced portfolio. This aggressive, yet strategically multi faceted approach enables us to seek maximum value and cash flow in areas with obvious appreciation trends. Our group’s investment objectives and strategies will evolve as market conditions dictate.
